Luxurious apartment in the heart of the San Marco district, with grand painted panels in the salon and view on Campo Santo Stefano.
The apartment is large and completely developed on one floor, with a total of 5 bedrooms (3 single and 2 double, one of which is very large) and 3 bathrooms (2 with shower cabin and 1 with bathtub). The central living room is classically furnished and has beautiful frescoes on the walls and ceilings. The 2 living rooms and study create a living area that is perfect for a large family gathering or to entertain special events and receptions. The house also has a large terrace in the internal court space, a fully equipped kitchen, and a dining room that can accommodate up to 10 guests. The bedrooms are very quiet and the entire apartment is arranged in a horseshoe layout that develops around the internal terrace, where you can dine and relax during the hottest summer hours. Note that in order to access the large double bedroom you must cross the single room facing the terrace, therefore this single bedroom has limited privacy.

This apartment is ideally located within the city, making it easy to visit many attractions: it is a ten-minute walk from Piazza San Marco, Rialto and its market, the Gallerie dell’Accademia, the Music Conservatory, Palazzo Grassi, and the Guggenheim Collection museum. The campo below the apartment has many cafés, restaurants, art galleries, and elegant art, artisan, and design boutiques. The neighboring apartment, Affresco 1, presents the same features and style. It is therefore possible to rent them both, hosting up to a total number of 17 guests.

The nearest waterbus stops are Accademia and Santa Maria del Giglio (Line 1 and Line 2) for easy and quick connections to all main attractions via the Grand Canal.

Cancellation terms.

In case of lockdown, all bookings will be refunded 100% if the cancellation occurs up to 24 hours from the arrival date.

If you decide to cancel your booking, the refunding process works as follows:
– 100% refund if cancellation takes place 15 days before arrival date.
– 50% refund if cancellation takes place from 2 weeks to 1 week before arrival date.
– No refund if cancellation takes place within 1 week before arrival date.

Check-in and check-out.

We personally pick you up at your arrival point in Venice, while in other cities this first appointment takes place at the home address. A member of our team will accompany you to the apartment, show you around, and explain all its features.
Check-in time is from 3PM to 8PM.

Late check-in surcharge.

There is a €50,00 surcharge for late check-ins after 8PM.
After 10PM, the surcharge is of €100,00. You must send in a request for check-ins past midnight.

City Tax.

You will be asked to pay the city tax at the moment of check-in. This fee applies for each guest and is calculated based on the category of the accommodation, the age of the guests checking in, and the length of the stay period.

No smoking and candle.

Guests are not allowed to smoke within the house and use candles inside apartments.

No pets or animals.

No animals are allowed inside the house.

House cleaning before and after guest stays.

We carefully clean and prepare every house before guests arrive and after they check-out. If you wish, you may request extra towels and cleaning services for a fee.
